As well as working with the commercial sector, we work with private individuals and domestic customers on smaller projects such as home renovations. When developing your own property you will almost certainly require a site plan of your property, maybe even floor plans and elevations of the house, depending on the development.
This is where we can help, by making the process as simple as possible for you, drawing up plans and offering help and advice in an easy to understand way. Other areas we can provide advice on are establishing boundaries or other boundary issues. We offer free advice in a language that you can understand, with no obligation fixed quotes.
The following information gives a clear overview and some useful information relating to the services that we have provided for private individuals:
A topographical survey is a scaled plan of an existing site showing all physical features visible on the ground. These are needed for planning applications and to aid the design of any proposed new builds and refurbishments.
Typical information provided would be:
- tree positions and heights
- accurate boundary positions
- ground levels and contours
- building position with ridge and eave heights
- location of adjacent buildings or physical features which may affect a new development
- all service covers, and also underground service information, including drainage
All our surveyors have experience in what is required when making planning applications often providing information not originally asked for if they feel it may be relevant. We are also happy to work closely with our customers so they receive all the information they need.
All our plans are provided both as hard copies and in a digital format that can be used by architects and designers. We are also happy to provide your plans in PDF format.
Land Registry Plans
We are able to produce plans which are land registry compliant, should you have new or changes to any boundaries you wish to register. These are often based on ordnance survey mapping which we are able to link into via the Ordnance Survey GPS network using the latest GPS technology.
We do often get enquiries with regards to establishing boundaries from land registry plans. Often these are based on Ordnance Survey 1:1250 mapping. A 1mm thick red line on a Land Registry Plan equates to 1.25 metres on the ground. It can be a problem resolving boundary disputes if it involves a matter of a few feet, as the OS mapping is derived from aerial photography not physically measured on the ground.
Four major concepts of the General Boundaries System:
- Physical Boundary; the physical feature delineating the boundary of a property e.g. walls, fences, hedges and ditches.
- Legal Boundary; An imaginary line being the precise boundary of a property in law.
- Defined Boundary; A boundary of a property in which the precise position has been concluded by adjudication.
- General Boundary; a boundary of a property in relationship to which the precise position of the legal boundary has not been determined by adjudication.
We are able to offer advice and we can provide accurate plans of what is currently on the ground to aid establishing new boundaries. If there is sufficient dimensional information from existing points on the ground we may be able to re-establish a boundary. Where there is a dispute between neighbours, it may be necessary to seek legal advice as we are not able to establish a legal boundary.
